I am a private lender and real estate investor based in Winston-Salem, North Carolina. My investing career has been built through active real estate acquisition, and my lending capital is funded through a self-directed retirement account accumulated entirely through real estate returns.

Typically 1 point at origination, 1 point at payoff. Adjustable by deal structure.

Payment Types
P&I / I/O
Principal and interest, or interest-only with balloon. Structured to fit your exit.
Collateral
1st Lien
First lien position preferred. Second position considered case-by-case with adjusted terms.
Prepayment Policy: Loans paid off within 75% of the agreed term are subject to a prepayment penalty. The penalty is structured so that early payoff does not reduce the lender's return below a meaningful threshold. This protects the cost of capital for both parties. Specific penalty terms are disclosed at closing.

What I Look For

Property Type
Residential real estate. Single-family preferred. Multifamily considered on a case-by-case basis.
Lien Position
First lien is the default. Second lien considered where sufficient equity exists, with rate and term adjustments to reflect added risk.
Loan Purpose
Fix-and-flip rehab, bridge financing for closing, light rehab for buy-and-hold or BRRRR strategy.
Loan-to-Value
Deal margin is independently evaluated. Strong equity coverage improves rate eligibility and approval likelihood.
Exit Strategy
Clear, realistic exit required. Sale, refinance, or stabilized hold all acceptable. Timeline must align with loan term.
Borrower Profile
New and experienced investors considered. Experience level factors into rate. Character and communication matter.
